Legal Description: The South Half of the Southwest Quarter (S1/2SW1/4) of Section 24, Township 5 North, Range 24 West of the 6th P.M., Gosper County, Nebraska. The North Half (N1/2) of Section 25, Township 5 North, Range 24 West of the 6th P.M., Gosper County, Nebraska.

Soil types: Hall, Holdrege, Holdrege-Uly, Coly, and Uly-Coly. Cropland Soil Class: 210 +/- acres of Class II, 25 +/- acres of Class III, and 16 +/- acres of Class IV. Crop base acres: Corn 134.5, Soybeans 35.87, Wheat 43.13.

Directions to the property: Highway 283 North of Arapahoe. Go West on County Rd 726. North on County Rd 419 for 1.5 miles to the Southwest corner of the property. Property sits on the East side of County Rd 419.

Taxes for 2014 of $6,858.84 will be paid by the Seller. Taxes will be prorated for 2015.

Terms of the Sale: The successful bidder will sign a purchase contract and Agency Disclosure at the conclusion of the auction. 15% will be required in the form of a personal, corporate or business check payable to Warner Real Estate to hold in their trust account. The balance will be due in the form of certified funds at closing, which will be on or before June 26, 2015. Seller will provide marketable title to the Buyer, evidenced by a policy of title insurance. Cost of title insurance and real estate escrow closing fee will be split equally by Buyer and Seller. 2014 taxes will be paid by Seller, 2015 taxes will be prorated to the date of closing. All mineral rights owned by Seller, if any, will be conveyed to Buyer. Property will NOT be sold contingent upon financing.
